2026 window notes
Under Fla. Stat. §194.011(3)(d), VAB valuation petitions are generally due by the 25th day after the property appraiser mails the TRIM notice. For 2026, many county deadlines cluster roughly September 8–18. Example: Broward Value Adjustment Board published petition deadline September 18, 2026. The date on your TRIM controls — always confirm the deadline on your notice or your county VAB’s official site. Homestead / exemption denials may follow different rules; postmark vs received rules vary — confirm with the clerk.
Confirm the deadline on your notice or the official board / assessor site before you file.
